We built our first home while working a 9-5, with no construction background and no investors. This course is everything we wish someone had handed us back then: the full owner-builder path from raw lot to finished home.

Your role is decision-making, not execution

The biggest misconception about building is that you need to swing a hammer. You don’t. Development runs on a team where every member is paid by the deal: the lender brings 85-90% of the capital, the drafter handles layout and city permits, the builder hires and manages every subcontractor, and the agent sources land and sells the finished product. Your job is making sure the deal pencils.

The transition plan

You don’t quit your job to do this. Months 0-1 are team building: secure a lender, a builder, and an agent over coffee meetings, 5-10 hours a week. Months 1-3 are market research: underwrite 10-20 “ghost deals” to learn your market’s values without committing a dollar. Months 3-12: execute your first deal while the team does the heavy lifting. After that, you decide whether to scale to concurrent projects or keep it as a side vehicle.
